On Repair Versus Replacement

The Questions Themselves
How long does a roof replacement take?
One to three days of actual roofing on most houses. Steep, cut-up Victorians land at the longer end because staging and safety lines take real time on that pitch. We never open more deck than we can dry in the same day.
What happens if you find rot under the old shingles?
It gets replaced as we find it, photographed board by board, and billed against a decking allowance that is written into the contract before anyone climbs a ladder. That way it is not a surprise on the final invoice.
Do I need a permit, and who pulls it?
Yes, and we do. It goes through your township or borough construction office depending on where you live, and we schedule the work around inspection timing rather than handing you paperwork.
Can you just go over the existing shingles?
We almost never recommend it, and if the roof already has two layers it is a full tear-off by code rather than by choice. A layover hides the deck, which is the part that actually needs eyes on it.
Is the estimate free, and is it binding on me?
Free, and it commits you to nothing. It is also itemized, so you can change material tier, decking allowance, flashing or venting before you sign.
Are you certified by GAF or Owens Corning?

What does the warranty actually cover?

Do you handle insurance claims for storm damage?
We document the damage properly during inspection so a claim has what an adjuster needs. The claim itself is between you and your insurer, and we will not tell you a roof is storm damage when it is age.
How fast can someone look at my roof?

Is the roof inspection really free?
Yes. The inspection, the photos, and the written number cost nothing, and there is no obligation to hire us.

Can you find the leak without tearing the roof apart?
Almost always. The deck trail and the attic side give it away. Tear-off only happens when the damage underneath actually demands it, and you see photos before we do anything that drastic.
My ceiling stain dried up. Is it fixed?
No. The entry point is still open; the weather just changed. A dried stain rewets on the next wind-driven rain, and the deck keeps rotting between appearances.
Do you handle gutters too?
Cleaning, repair, and replacement, yes. Half of what gets called a roof leak around here actually starts with a gutter overflowing and throwing water behind the fascia.
Can you add slope to stop the ponding?
Often yes. Tapered insulation during a re-cover sends the water toward the drains it should have been reaching all along.
Do I have to re-side the whole house?
No. A single weathered or storm-hit wall can be handled on its own, matched as close as the panel line allows.
Can you side over the old siding?
Sometimes physically possible, almost never smart. It telegraphs every wave in the old wall and hides rot you will pay to find later. On these older homes we strip to the sheathing.
Do I have to replace every window at once?
No, and pretending otherwise is a sales tactic. The failed units go first, the sound ones wait for a later phase, and an itemized estimate lets you draw that line yourself. More than half the time a house is in better shape than the homeowner feared, and you deserve to hear that rather than a package price.
What does masonry repair run?
It depends on area and access more than anything. You get a written estimate after a free look, never a guess off the sidewalk.
Do you sweep chimneys too?
We are masonry and flashing, not sweeps. For creosote cleaning we point you to a sweep we trust and coordinate when a job needs both.
