Flat and low-slope roofs fail differently than pitched ones. Ponding water, seam separation, and membrane cracks are the usual culprits, and they need someone who works on flat systems regularly. We repair flat roofs on homes and commercial buildings across Clifton and nearby New Jersey towns. We find the failed seam or flashing instead of coating the whole roof and hoping.

Flat Roof Repair in Bloomfield, NJ

Bloomfield has more flat roof than people realize. The storefronts along Bloomfield Ave, the two-families with flat-roofed additions off the back, porch roofs converted to deck space, garages everywhere. Most of it is older EPDM rubber or torch-down that's been patched at least once by someone who didn't match the material.

Flat roof repair in Bloomfield NJ is mostly seam work. Membranes rarely fail in the middle. They fail where two pieces meet, where the roof meets a wall, and where somebody bolted a satellite dish through the membrane in 2012. Our repairs match the existing material because a glued patch on a heat-welded roof is a leak with a delivery date.

Glen Ridge, Montclair, and Newark's northern edge carry the same building styles. Same trucks cover them.

Signs You Need This

  • Water ponding two days after rain
  • Seams lifting or fishmouthing
  • Blisters or soft spots underfoot
  • Interior stains under a dead-flat section
  • Coating jobs that keep peeling

How It Works

  1. Walk the membrane, map ponding and seam condition.
  2. Find the failed seam or flashing, not just the wet spot below.
  3. Repair with compatible material for your system.
  4. Drainage check so the fix is not just waiting to fail.

Flat Roofs Are a Different Trade

Low-slope roof membrane work on a Bloomfield NJ flat roof

A shingle roof sheds water; a flat roof holds it and dares it to find a way in. That difference is why flat roof work done by shingle-only crews fails fast. Wrong materials, wrong details, wrong instincts. North Jersey has a lot of flat and low-slope roofs: additions and porch roofs on older colonials, rowhouse and duplex roofs in Passaic and Paterson, garage roofs everywhere, and small commercial buildings along every main street.

Membranes We Work With

  • EPDM (rubber): the black membrane on most residential flat roofs here. Repairable for decades if seams and flashings are maintained; the failure points are almost always seams, not the field.
  • TPO: white, heat-welded, reflective. Common on newer commercial work. Repairs must be welded, not glued. A glue patch on TPO is a future leak.
  • Modified bitumen / torch-down: layered asphalt rolls on older roofs. Blisters and open laps get cut out and patched in kind.

What Kills Flat Roofs Here

Ponding water: anything still standing 48 hours after rain is shortening the roof's life and voiding most warranties. Sometimes the fix is drainage, not membrane. Clogged drains and scuppers: leaves from every oak in the neighborhood. Freeze-thaw at seams: water in a hairline seam gap becomes ice, becomes an open seam. Foot traffic: the cable guy's ladder feet and dropped tools puncture membranes more often than weather does.

What Moves the Price

System type (EPDM, modified bitumen, TPO) and how much ponding the roof carries. Seam repairs are economical; widespread membrane failure becomes a replacement talk, honestly had.

Warranty That Means Something

Repairs carry a 2 year workmanship warranty. Replacements are backed for 50 years. NJ Lic. #13VH11720500, fully insured, and the same crew that quoted the job does the job.

Paying For It

Seniors and military save $500. 0% financing is available on larger jobs. You get the real number in writing before anything starts.

Patch, Coat, or Re-Cover: The Money Math

A seam repair on a sound membrane buys years for hundreds of dollars. A full silicone or acrylic coating on a tired-but-dry roof buys a decade for a fraction of replacement cost. A re-cover makes sense when the membrane is brittle across the whole field. And replacement is for roofs wet underneath, because covering trapped moisture seals the problem in. The inspection tells us which roof you have. Sometimes a moisture scan settles it.

What we won't do is coat a wet roof because coating is easy to sell. It fails in two winters and everyone knows whose name is on the invoice.

My flat roof ponds near the drain. Bad? If it's gone in two days, livable. Standing longer, it's shortening the membrane's life and worth a drainage fix.

Can I put a deck on my flat roof? Often, but the membrane and structure get evaluated first. A deck on a 15-year-old membrane means tearing the deck off in five years. Sequence it right.

Winter flat roof repairs possible? Yes, with material caveats. Some products need warmth to cure, so winter gets a temporary seal and a spring finish pass.

Storefronts, Mixed-Use, and Small Commercial

A lot of our flat roof work isn't houses. It's the storefront with apartments above on Bloomfield Ave, the small office building, the auto shop, the house converted to a daycare. Commercial flat roofs carry their own logic. The roof holds HVAC units, and the curbs those units sit on are leak suspects number one, two, and three. Penetrations multiply every time a tenant adds a vent or a line set. And the stakes are different: a leak over inventory or a customer area costs more than the same leak over a garage.

For building owners we do two things differently. Repairs get scheduled around business hours where the work allows it, and we'll put the roof on a simple twice-a-year look: drains cleared, seams walked, photos filed. That maintenance visit costs little and it converts roof surprises into roof line-items, which is the whole game in commercial property. If you own more than one building, ask about covering them on the same schedule. The trucks are already moving.

Do you handle roof drains and scuppers? Yes, clearing and re-flashing both. A clogged drain on a flat roof is a swimming pool with a deadline.

How long do the membranes actually last here? Honest local numbers: EPDM runs 20 to 30 years with maintained seams, TPO 15 to 25 depending on thickness, torch-down 12 to 20. Every one of those numbers assumes someone clears the drains. Standing water subtracts years from all of them equally.

Can you insulate while re-covering? Yes, and on flat roofs it's the best moment for it. Rigid board between deck and membrane cuts heat loss through what is usually the least-insulated surface of the building, and tapered board fixes ponding in the same pass.

The previous owner coated everything in silver paint. Good or bad? Aluminum coating on torch-down was honest maintenance in its day. The problem is what it hides: you can't read seam condition under thick silver. We probe rather than trust the shine, and we'll tell you whether yours was upkeep or camouflage.

FAQs

Flat Roof Repair FAQs

Repair or recoat?

A coating over a failed seam fails. We fix the seam first. If the membrane is genuinely at end of life, you get that answer with photos.

Do you work on commercial flat roofs?

Yes, including the membrane systems on Clifton's mixed-use buildings.

What does it cost?

From around $800 depending on system and size. Free inspection first.

Why does my flat roof pond?

Structure settles and drains clog. Small ponds are normal; two-day-old ponds rot membranes and need drainage work.

Coating or repair?

Coatings protect sound membranes. Over failed seams they are paint on a leak, and we will say so.

More Flat Roof Questions

Repair or re-cover?

If the membrane is sound and the problem is local, seams, flashing, a puncture, repair. If the field itself is brittle, blistered, or soaked underneath, patching is throwing money at it, and we'll show you the difference in photos.

Can you add slope to stop ponding?

Often yes. Tapered insulation during a re-cover redirects water to the drains it should have been reaching all along.

Do you coat flat roofs?

Where coating makes sense (sound membrane, dry substrate) it buys real years. On a wet or failing roof it's lipstick. We'll tell you which yours is.
