What North Jersey Does to Roofs

Most of the repair calls we run trace back to the same three things: freeze-thaw, wind, and age. What a Repair Costs Here

Nobody can price a roof repair honestly from the phone. You get an itemized price in writing after the inspection, and the inspection costs nothing. Norman called us on a Friday, had his price the same day, and we started that Monday and finished with pictures of everything. His review tells it the way it happened.

One thing we won't do is quote a teaser price to win the job and find problems later, the inspection photos set the scope before we start.

When to Book It

Spring and fall book out fastest. Summer heat softens shingles, which makes some repairs cleaner. Winter repairs are real and we do them, though some sealants need minimum temperatures, so a January fix sometimes gets a February finish pass. This past winter snow froze on Bev's roof and water backed up into the house, we were out the next day in the freezing cold, then came back after the thaw to replace her gutters. If water is coming in now, none of that matters. Call.

Does a repair reset my roof's age? No. It fixes the failure point, the rest of the roof stays as old as it was.

Can I just watch it another season? Sometimes yes. If the photos show a slow problem, we'll say so, just know that waiting never makes a leak cheaper.

The Two-Layer Roof Problem

Plenty of roofs in Montclair, Clifton, and the surrounding towns are carrying two layers of shingles, which the code allowed for years. Repairing one is fussier work, and we do it all the time, and we're upfront about the catch. A layered roof is closer to replacement than it looks, and when that day comes the tear-off costs more because there's twice as much to haul.
