Fall is the time to have the crown and flashing on a Summit chimney looked at, before the first hard freeze gets into whatever is cracked. Winter damage tends to show after the thaw.

A masonry stack and a factory-built chimney need different repair scopes, so identify the system before approving work. If a liner is proposed, Summit’s permit submittal chart lists mechanical, construction, jacket and chimney-verification forms, together with the liner manufacturer’s specifications. Ask the installer to identify the proposed liner and the appliance it will serve, and confirm the current submission requirements with the Construction Division.

This paperwork covers that liner or appliance proposal in Summit. It does not mean every exterior chimney repair needs the same forms.

A photograph of sound exterior brick cannot show whether the inside is suitable for a heating appliance. Keep the venting assessment separate from the masonry or flashing estimate, especially if the heating system has changed.

Does the Summit chimney still need anything after the fireplace was closed off years ago? The exterior still needs assessment. A closed fireplace does not tell you whether the stack serves another appliance.

Confirm its use with a qualified installer before approving any cap or vent alteration.

Should the chimney wait for the roof job in Summit? If the roof is coming up for work anyway, do them together while the flashing is open and the staging is already up, and you pay for one setup.

The Leak Is Usually the Flashing

A lot of what gets called a chimney leak in Summit starts at the roofline. The flashing fails, water runs in behind it, and a stain shows up on the plaster near the stack. People often blame the brick.

When the flashing is the problem we do a flashing and seal job in metal worked into the shingle courses, no tar. If the brick really is the cause, the photos show it, and that is what you pay to fix.

Chimney flashing on a Summit house comes in two layers: step pieces go under each shingle course up the sides, and counter flashing is set into a groove cut in the mortar so it laps over them. Tar on that joint shrinks and pulls off the brick within a couple of winters, so we cut and bed the metal.

On a Summit chimney the crown is the concrete slab up top that sheds rain off the flue, and caps keep weather and squirrels out. Joints that have washed back get ground out and repacked with mortar matched to the old.

Why Roofing Plus Chimney Work Beats Either Alone

We handle both roofing and chimney work. A chimney leak is often the flashing and a cracked crown at once, which are two trades. A shingle-only roofer may only caulk the crown crack.

A cap defect, cracked crown and failed roof flashing can occur separately or together on a Summit chimney, so do not assume the damage followed one fixed order.

Ask for photographs of the proposed repair areas and why repointing, replacement brick or a larger rebuild is needed. The written scope should list the damaged parts separately before you compare prices.
