A Few Things About Bridgewater Chimneys

Bridgewater Township was chartered in 1749 and incorporated back in 1798, so the housing stock runs the full range, from genuinely old farmhouses to tracts that went up after the highways arrived. Interstate 287, Route 22, and Route 202-206 changed this town, and most of the chimneys you see now date from that postwar building wave.

Many are over fifty years old and now vent a furnace they were never sized for. That wears the flue and the crown faster. Caught early, most problems on a Bridgewater chimney can be repaired.

Freeze-thaw damage is the main problem for brick in central Jersey. Water that soaks into brick during the fall rains freezes hard in January and flakes faces off by March. That is why a Bridgewater chimney can look suddenly worse in spring, and why fall waterproofing is worth doing.

Most of the Time It Is the Flashing

In Bridgewater, the bulk of what people call a chimney leak begins at the joint where the chimney passes through the roof.

Step flashing along that line fails, water gets in behind it, and the stain shows up on the ceiling right beside the brick. People often blame the brick.

Crown, Cap, and Mortar. Where a Stack Comes Apart

The crown sheds water off the top, the cap keeps weather and squirrels out of the flue, and the mortar joints hold the brick together. In Somerset County the freeze-thaw swings wear the joints every winter.

Older brick on the colonials around Martinsville and North Branch gets the worst freeze-thaw damage. Faces flake off the brick, which is called spalling. It keeps getting worse until it is repaired.

When a Patch Is Just Stalling

Some Bridgewater chimneys are past repointing, with mortar gone soft across the whole stack, brick faces popping, and a lean you can see from the driveway.

Most Bridgewater chimneys are nowhere near that point, and the inspection shows which ones need a repair and which need a rebuild.

One Trip for Roof and Chimney

Fireplace Flues and Furnace Flues Are Two Different Jobs

If a furnace or water heater has been replaced, ask the installer what still uses the chimney. Even the direct-vent statement addresses the lining and sizing of the chimney for any appliances that remain connected.

Have the qualified installer and Code Enforcement confirm which verification applies to the proposed work. A homeowner cannot use the form instead of the required inspection.
