A Montclair Chimney Calendar

The seasons run a chimney through the same loop every year. Fall rain loads the brick with water. January and February freeze it and crack what is already weak. The previous owner closed off the fireplace. Does the chimney still need anything? The brick does. A sealed flue still takes weather on the outside, and an abandoned stack with a cracked crown quietly soaks the wall under it for years. Cap it, seal the crown, and the retired chimney stays put.

Can you line the chimney work up with a roof job? Honestly the best time. Staging is already up, the flashing is already open, and the two trades meet right at the joint that leaks. Bundling them saves real money and a second round of ladders on the lawn.

The Leak Is Usually the Flashing

Here is the part most homeowners never get told. The thing they call a chimney leak usually starts where the chimney passes through the roof, not in the brick at all. The flashing along that joint lets go, water tracks in behind it, and the stain lands on the plaster near the stack. Brick takes the blame. A masonry quote shows up. The drip keeps going.

When it really is the flashing, the fix is a flashing and seal job, not a rebuild. And we do that flashing in metal, woven into the shingle courses, never smeared in tar that cracks by the second winter. If the masonry is the actual culprit, you see the photos that say so. You pay for the real problem either way.

Step and Counter Flashing, Done in Metal

A chimney needs two layers of metal at the roofline to stay dry. Step flashing tucks under each course of shingle along the sides. Counter flashing sets into a cut groove in the mortar and laps down over the step pieces, so water has nowhere to sneak. On Montclair's steep pitches and deep valleys, that detail does a lot of work, and a lot of work is exactly what a tar patch cannot do for long. Tar shrinks, splits, and pulls away from brick. We cut the counter flashing into the joint, bed it, and let the metal do the sealing the way it was meant to.

Crown, Cap, and the Mortar Joints

The crown is the slab of concrete on top that throws rain off the flue. Crack it through and water runs straight down inside the stack. The cap covers the flue opening and keeps weather, leaves, and squirrels out. The mortar joints are the wall's own defense, and Montclair's winters chew on them. We repoint when the joints have washed back, grinding out the soft mortar and packing fresh in to match. A free inspection tells you which of the three is actually failing instead of selling you all of them.

Why Roofing Plus Masonry Beats Either Alone

This is the whole reason we work the way we do. A chimney problem lives in two trades at once. The leak might be flashing, which is roofing, or it might be a cracked crown and washed joints, which is masonry, and very often it is both feeding each other. A shingle-only roofer caulks over a real crown crack. A masonry-only outfit repoints beautifully and never touches the flashing that was the actual leak. We carry both crews and both materials, so the diagnosis does not stop at the edge of one trade's comfort zone. One contractor looks at the entire stack and tells you the truth about all of it.

The Failure Order, From the Top Down

Chimneys give out in a sequence. The cap goes first. It is thin metal against weather and it loses. The crown cracks next, freeze-thaw splitting that concrete slab and opening the stack to rain from above. Then the flashing at the roofline, which is the leak everybody blames on brick. Last comes the masonry, joints washing out and brick faces spalling, by which point water has been working inside the wall for years. Where your chimney sits in that order is exactly what the inspection pins down, and it decides whether you are looking at an afternoon's repair or a real rebuild.
