Why Pavers Hold Up Better Than Poured Concrete Here

Freeze-thaw cracks concrete slabs in New Jersey winters, and the cracks do not follow convenient lines. Pavers handle the same freeze-thaw by design, because hundreds of joints can flex where one slab would crack. When a paver settles or chips, you lift that paver and fix that spot, with no saw cuts and no patch that never matches, and a correctly built paver patio is a long-lasting surface in this climate.

Why the Base Matters Most

Paver patios usually fail in the base, so most of the work on this job is in the layers below the pavers:

1. Excavation to undisturbed soil: typically 7 to 12 inches down, deeper where the ground is soft
2. Geotextile fabric so the base stone never migrates into the soil below
3. Compacted dense-grade aggregate in lifts, each pass compacted before the next. This layer is what's actually holding your patio up in April when the ground thaws
4. A screeded sand setting bed, the pavers, then edge restraint so the pavers do not shift sideways over the years
5. Polymeric sand swept into the joints: hardens against weeds and washout while staying flexible

Pitch is set away from the house, an inch of fall per eight feet, so water runs off the patio and away from your foundation.

Design That Fits the House

Pavers come in enough shapes, colors, and laying patterns to suit a 1920s colonial or a new build. Before anything is dug, the shape should be laid out at full scale on site, for example marked with paint on the grass, so you can judge the size before work starts.

Pavers, Stamped Concrete, or Bluestone

Stamped concrete costs less up front, but in this freeze-thaw climate it is likely to crack, and the crack cuts across the stamped pattern, the patch rarely matches, and resealing is a recurring chore. Natural bluestone is the premium option and suits older colonials in Montclair and Glen Ridge, and it costs more and needs a mason's base just like pavers do. Concrete pavers sit in the middle: engineered for freeze-thaw, repairable one unit at a time, and available in a wide range of styles, and we install both pavers and natural stone.

Paver color fading: compare the selected paver's color information, samples and written product warranty, and ask whether color changes are covered rather than assuming a higher price includes a color guarantee.

Extending an existing paver patio: this works if the original line is still made, or if Four Seasons plans the extension with a deliberate border course so the new section looks intentional, so mention any expansion plans at design time.

Weeds and ants in the joints: polymeric sand blocks both when it is installed dry and set right, which is why we do not sweep it in before a rainy stretch, and joints that have gone soft after years can be refreshed.

Where the Water Goes

A patio covers ground that used to absorb rain, so the water has to be directed somewhere on purpose: we pitch away from the house, and against the house we sometimes add a channel drain at the door line to keep water out of the basement. Permeable paver systems are also an option for lots with real drainage trouble, because water drains through the joints instead of running off.

Drainage is hard to see in photos, but it affects whether the patio still works years later or adds to a drainage problem.

Fire Pits, Walls, and Lighting

Seat walls add overflow seating and keep mulch out of the dining zone, and a paver fire pit ring built on the same base as the patio is less likely to separate from it over the winters. Low-voltage lights set into the border course run off a transformer, which makes the patio usable after sunset without trenching through the lawn, and all of these features are easiest to install during the build, though they can be added later.

Using the new patio: ask Four Seasons when the patio can be used after installation, since setting requirements depend on the materials and weather.

Pavers over an existing concrete slab: if the slab is sound and drainage allows the height, an overlay is an option and saves demolition, but a cracked, heaving slab passes its problems up through the new surface.
