How Oakland Chimneys Actually Fail

A Chimney Calendar for the Ramapo Foothills

Freeze-thaw does most of the damage up here. Water that soaked into the brick during the fall rains freezes solid in January and spalls faces off by March, which is why an Oakland chimney can look fine in October and damaged by spring.
