Warning Signs on a Low-Slope Roof

EPDM is the black rubber membrane on the majority of residential flat sections here, and it is repairable for decades as long as the seams and flashings get maintained. TPO is the white, heat-welded sheet, more common on newer work and on the small commercial buildings along Route 10. A TPO repair has to be welded, never glued, because a glued patch on a welded roof will leak again.

Modified bitumen, the layered asphalt roll people call torch-down, shows up on older roofs, and there the blisters and open laps get cut out and patched in kind.

Patch, Coat, or Re-Cover

Not every worn flat roof needs to be torn off. A seam repair suits a sound EPDM or TPO membrane. A silicone or acrylic coating suits a dry but aging roof.

A re-cover suits a membrane that has gone brittle across the whole surface. Full replacement is for roofs that are wet underneath, because coating over trapped moisture keeps the water in.

The inspection tells us which roof you have, and sometimes a moisture scan settles it. We will not coat a wet roof.

Insurance and Storm Damage on Flat Sections

When a spring storm or a winter ice event tears up a flat section, that damage is often claimable, and documentation decides how clean the claim goes.
