Flat roof repair Phillipsburg NJ work is almost always on the back half of the house.

The front shows a steep older roof, and behind it there is usually an addition or a closed-in porch with a flat roof on it. Those low-slope pieces hold water, so their seams often fail years before anything on the pitched side. We cover Phillipsburg out on the Pennsylvania line.

Permits and Paperwork

Who Signs Off on the Work in Phillipsburg

Permits in town go through the Phillipsburg building department, which the town runs as its Inspections Division out of 120 Filmore Street. Its rule is broad, and you need a permit to construct, enlarge, alter or demolish a structure, and renovations, alterations and additions also need the town's Clean Worksite Certification.

Confirm in the written estimate who files both. Inspection requests have to be in at least 24 hours ahead, and the town does the inspection within three business days of the request. An ordinary repair to an existing membrane usually goes ahead without any of that.

We are registered with the New Jersey Division of Consumer Affairs as a home improvement contractor, NJ HIC #13VH11720500. You can check that on the state licence verification portal before you hire us, or anyone else. We install GAF and Owens Corning roofing systems and are not enrolled in either manufacturer's contractor certification program.

Where to Find Flat Roofs on a Phillipsburg House

Phillipsburg built up in the 1800s as the western end of the Morris Canal and a junction for five railroads, and in the 1900s around the Ingersoll Rand works. From the street you mostly see the steep front roofs from those years.

The leaks are usually behind them, on a rear addition put on long after the house or an upstairs porch that was roofed over and turned into a room. That flat work is nearly always EPDM rubber or torch-down, and most of it has been patched before, often with caulk or another product that was never meant for it.

When a Flat Roof Starts Showing Its Age

Most flat roofs show trouble before the ceiling does. After a storm, look for water still lying up there 2 days later, seam edges lifting, spots that feel soft when you step on them, a stain growing under the flattest part, or coating that peels no matter how often somebody redoes it.

Any one of those is reason enough to call before the cold sets in. Phillipsburg has hit 15 below, in January 1961 (NOAA station record), and open seams do badly in that kind of winter.

Flat Roofing Differs From Shingle Work

Flat roofing and shingles are different work. A pitched roof gets water off quickly and a flat roof holds it. Every lap and edge has to be sealed properly, and a patch made with the wrong material is usually leaking again within a season.

The Membranes We Repair

Three materials cover nearly every flat roof on a house around here: EPDM, TPO and modified bitumen. The most common is EPDM, the black rubber, and if its seams and flashings are looked after it lasts decades. When it does leak, check the joints first.

The white sheet on newer jobs is TPO, and it has to be repaired with a heat weld, because glue does not hold on it.

Modified bitumen, the torch-down on older roofs, blisters and splits at the laps, and we cut those spots out and patch them with the same asphalt material.

What Actually Wears a Flat Roof Out

Standing water does the most damage. Have recurring standing water assessed and review the actual roof warranty for its maintenance conditions. Ponding alone does not establish that coverage is void.

Leaves wash into drains and scuppers and block them, and each winter in Phillipsburg water gets into a hairline gap in a seam, freezes, and pushes it a little wider. Dish and cable installers add to it, since their ladders and dropped tools can puncture the membrane.

What Sets the Number on a Flat Roof

Price starts with what the roof is made of, since EPDM, torch-down and TPO each get repaired their own way. Then it is how much water the roof holds, how many pipes and vents go through it, and whether water has already soaked the deck under the membrane.

One bad seam on an otherwise good roof is usually a small bill. If the whole membrane has gone brittle, we use the photos from your roof to talk through re-cover versus replacement.

Warranty on Repairs and Replacements

Roof repairs carry a 2-year warranty; roof replacement carries a 50-year warranty. Our NJ Home Improvement Contractor license is #13VH11720500, and we carry insurance. The roofer who inspects and prices your Phillipsburg roof also comes back to do the repair.

Patch, Coat, or Re-Cover: The Math

Which fix makes sense depends on the roof in front of us. A seam repair on a sound EPDM or TPO membrane costs little. On a roof that is worn but still dry, a silicone or acrylic coating can add close to 10 years for a fraction of a tear-off.

Once the membrane is brittle across the whole roof, re-cover it. Replace roofs with water underneath, because coating over a wet roof traps the moisture and the deck rots. We do not coat wet roofs.

The inspection shows which one you have, sometimes with help from a moisture scan.

The Pitched-to-Flat Transition, Done Right

On Phillipsburg houses, a common leak point is the joint where the steep original roof drains onto a flat addition. That joint usually got whatever flashing was around when the addition was built.

Now all the water off the pitched roof lands on one membrane edge that was never detailed for it. We rebuild the joint as a single piece and tie the pitched-roof flashing into the membrane, which takes someone who works on both kinds of roof.

On the close-set rowhouses and semi-detached homes on Phillipsburg's older blocks, this joint is harder where one roof ties into the next. Shared walls leave little room to stage a tear-off, and the step flashing where an addition meets the original structure is where water gets in. We detail that line for the tight conditions.
