Roof Replacement Guide

Roof Replacement in Somerset County, NJ: Bridgewater, Bernardsville and Warren

A roof replacement in Somerset County, NJ runs under the same state rule as the rest of New Jersey: new shingles on a detached one- or two-family house count as ordinary maintenance. The local differences are the paperwork when rotted decking has to come out and how much snow and freeze the new roof will sit through.

Bridgewater, Bernardsville and Warren are the three Somerset County towns on our service-area list. This guide covers what the state code says about a reroof, what Bridgewater asks for when the wood under the shingles is replaced, the winter weather each town gets, and what to look for in the estimate before you sign.

What the state code says about a reroof

The New Jersey Department of Community Affairs keeps a list of ordinary maintenance, the work that needs no construction permit under the Uniform Construction Code. One line on that list covers roofs: the repair or replacement, including total replacement, of any amount of existing roof covering on detached one- or two-family dwellings.

Two limits sit inside that sentence. It covers detached houses, so a townhouse or other attached home is outside it. And it covers the roof covering, meaning the shingles and what goes with them. The plywood or plank decking underneath is a different question, and that is where the towns come in.

Bridgewater: the decking question

Bridgewater's Department of Code Enforcement, at 100 Commons Way, lists roofing under the permits it requires in specific conditions. Its page, read on October 21, 2026, says a permit is required for commercial properties and for residential projects when roof sheathing is being replaced. Sheathing is the decking.

That matters because nobody knows how much decking is bad until the old shingles are off. One of our customers described it in a Google review:

Jamil F.July 26, 2026via Google

“I recently had my roof redone, and this company did an absolutely fantastic job. During the tear-off, they discovered that the foundation of my roof was damaged and needed to be fully replaced, not just the shingles.… He was highly professional, honest, and took the time to explain everything clearly so I understood exactly what I was paying for and what was being done.…”

On a Bridgewater house, a job like that one crosses into the permit condition partway through. Settle it before the start date: ask the contractor to write into the estimate who files the permit if decking has to be replaced, who pays the fee and who meets the inspector. Our roof replacement in Bridgewater page covers the township's guidance and how we plan a job around it. The township's code office answers at (908) 725-6300 ext. 5560.

Bernardsville and Warren: ask the construction office

We have not read a borough or township page for Bernardsville or Warren that spells out a rule on decking. The state ordinary-maintenance line applies in both, and the local construction office decides what it wants when sheathing is replaced. Call it, or have your contractor call it, before the tear-off. Our pages for roof replacement in Bernardsville and roof replacement in Warren cover the work itself in each town.

The winter a Somerset County roof sits through

NOAA's 1991 to 2020 climate normals give each weather station an average yearly snowfall and a count of days when the low reaches 32°F or colder. For the two towns with a station we have matched:

With that many freezing nights, melting snow can refreeze at the eaves, in the valleys and around chimneys, and those are the spots to ask about in any estimate: ice barrier at the eaves and valleys, new flashing at the chimney and walls, and new boots on every vent pipe.

What the estimate should spell out

A written, itemized estimate lets you compare contractors line by line. On a replacement, look for these:

Ask any roofer for photos of the decking before it is covered. They show what you paid for under the allowance, and they help later if you sell the house. Another customer wrote about how the job ran:

Jean B.May 6, 2026via Google

“I’ve been living in my house for 5 years, and I knew eventually I would need a major project like a roof replacement. I found 4 Seasons Company, and I’m very happy with the results. Their communication was easy and professional, they were flexible with scheduling, never rushed the process, and the work was completed with great quality. I highly recommend them to anyone needing roofing services.”

When to schedule

Asphalt shingles seal down best in warm weather, so late spring through fall gives the easiest installs. A roof can still go on in winter with hand-sealing, but snow days push the schedule around. If the roof is already leaking in more than one place, our guide on whether to repair or replace your roof helps decide whether a repair can carry it to spring.
