Roof Replacement Guide

8 Questions to Ask Before a Roof Replacement in Clifton, NJ

Before you sign for a roof replacement in Clifton, NJ, get the contractor's state registration number, a written contract and current insurance certificates. Then ask who handles any Clifton permit, how bad decking gets priced, who is actually on the roof, what the price includes and what the warranty says on paper.

We replace roofs in Clifton from 38 Speer Ave, so yes, you can ask us every one of these. Our page on roof replacement in Clifton NJ covers the work itself and our Clifton service area page covers the rest of what we do in town. The rules below come from the New Jersey Division of Consumer Affairs, the state construction code and the City of Clifton's Building Department, all read on November 4, 2026.

1. What is your New Jersey registration number?

New Jersey makes a home improvement contractor business register with the Division of Consumer Affairs every year. The number has to appear in its ads and on its business cards, commercial vehicles and business documents, so it shouldn't take a callback to get it. Type it into the state's registration lookup yourself. Ours is NJ HIC #13VH11720500.

2. Will all of this be in a written contract?

The Division says home improvement jobs over $500 need a written contract, and a full roof replacement is well past that. Our guide on what the written contract must say was written for flat roofs, but the state rules in it apply to your job too.

3. Can I see your current insurance certificates?

To register, a contractor files proof of commercial general liability insurance of at least $500,000 per occurrence, plus workers' compensation unless exempt by law. That filing tells you what they had when they applied. Ask for the certificates and read the dates.

4. Does this job need a Clifton permit, and who files it?

State code N.J.A.C. 5:23-2.7 lists "the repair or replacement of existing roof covering on detached one- and two-family dwellings" as ordinary maintenance, which can be done without filing a permit application. Read that wording against your house. An attached house is outside it, and so is work that goes past the covering.

The Clifton Building Department issues permits for home improvements and schedules construction inspections. Call 973-470-5809, Monday through Friday, 8:15 AM to 4:15 PM, if there's any doubt, and have the written estimate say who files and who books the inspection.

5. What happens if the decking is bad?

Nobody sees the deck until the old shingles are off. Ask how a soft board gets priced before it's found, by the sheet or by some other measure, and who approves the extra. The same code section says ordinary maintenance doesn't include "any work affecting structural or fire safety" or "the removal or cutting of any structural beam or bearing support," so damage beyond the sheathing can change the permit answer from question 4. If a number changes after we open a roof, you hear why with photos before anything proceeds.

6. Who will actually be on my roof?

The Division's FAQ is plain on this one: a subcontractor of a home improvement contractor business must register too. If another company is doing your tear-off, get its name and number and run the same lookup.

7. What exactly does the price include?

Have it itemized. Ours covers tear-off, deck inspection, underlayment and cleanup, and we'd want any estimate you're comparing to spell out the same lines. On cleanup, Elisabeth S. in the Allwood section of Clifton wrote this in a Google review:

Elisabeth S.via Google

“Dan and his crew did a wonderful job on our roof. He was very personable and explained everything thoroughly after the job was done they left our deck and lawn immaculate We highly recommend Four Seasons roofing and construction Elizabeth and Mike Allwood section Clifton”

8. Which parts of the warranty are yours and which are the manufacturer's?

Get the answer in writing, with how long each part runs and what voids it. If a roofer says they're certified by a shingle maker, ask which program and check it with the manufacturer. We install GAF and Owens Corning roofing systems and we aren't enrolled in either manufacturer's contractor certification program, so you won't hear that from us.
