Warren County at a Glance
Warren County's seat is Belvidere, one of the four towns we serve here. The 2020 census counted 109,632 people, the 19th-most populous county in New Jersey, on about 357 square miles of land, the largest land area of the six counties on this site. The state legislature incorporated the county on November 20, 1824, from part of Sussex County, and it has 22 municipalities.
The county borders the Delaware River. It is rolling hills, with the Kittatinny Ridge in the west rising to about 1,600 feet, the highest point. Warren sits in two valleys of the Great Appalachian Valley, the Kittatinny Valley and the Lehigh Valley, and Allamuchy Mountain and Jenny Jump Mountain are part of the New York to New Jersey Highlands.
We serve four Warren County towns: Phillipsburg, Hackettstown, Washington and Belvidere. Hackettstown is out west in the county, and Washington is set in the hills of its western part.
Warren County Houses and the Railroad Towns
The American Community Survey (2020 to 2024 five-year estimates) gives Warren County a median build year of 1972, newer than the Union, Essex, Passaic or Bergen figures. Two of our four towns are far older than that county number.
| Town | Residents (estimate) | Built 1939 or earlier | Built before 1960 |
|---|---|---|---|
| Phillipsburg | 15,300 | 50.8% | 76.1% |
| Belvidere | 2,500 | 50.7% | 75.6% |
| Washington | 7,300 | 30.7% | 49.7% |
| Hackettstown | 10,100 | 22.8% | 36.1% |
| Warren County, all municipalities | n/a | 23.6% | 37.7% |
Phillipsburg (50.8%) and Belvidere (50.7%) both have about half of their homes built in 1939 or earlier. Phillipsburg is a town of dense rowhomes and semi-detached frame houses, and a railroad-era chimney that takes in water may not dry out before the next freeze. Washington follows at 30.7%, while Hackettstown, with a median build year of 1967, is newer. Dense old rows share walls and roof lines, so a repair on one house can touch the next, and we say so before we quote.

Warren County Winters Are Not Gentle
Phillipsburg has hit 15 below zero, in January 1961 (NOAA station record), and open seams do badly in that kind of winter. NOAA's 1991 to 2020 normals show snow most winters and many nights at or below freezing in the Hackettstown, Belvidere and Phillipsburg areas.
Warren County is the farthest part of our area from the Clifton office. Measured in a straight line from 38 Speer Ave, Hackettstown is about 35.7 miles, Washington about 44.1 and Phillipsburg about 56.1. We take these jobs, and we ask you to call (862) 318-3997 first so we can talk through availability for your address.
