The County

Passaic County at a Glance

Passaic County's seat is Paterson. The 2020 census counted 524,118 people here, which made it the eighth-most populous county in New Jersey. It was created on February 7, 1837, out of parts of Bergen and Essex counties, and it covers about 186 square miles of land.

The ground changes a lot inside that county line. The lowest point is about 20 feet above sea level along the Passaic River in Clifton, and the highest is roughly 1,480 feet on Bearfort Ridge in West Milford. The northwest corner is part of the New Jersey Highlands, while the southeastern half is flat along the Passaic and Pompton Rivers or mildly hilly among the Watchung Mountains. The Passaic River winds northeast past Totowa into Paterson before it turns south.

Of the county's 16 municipalities, six are on our list: Clifton, Passaic, Wayne, Totowa, Little Falls and Woodland Park. Clifton is also where our office is.

What Passaic County Houses Are Made Of

The Census Bureau's American Community Survey, 2020 to 2024 five-year estimates, puts the median home in Passaic County at a build year of 1956, and 28.8% of its homes date from 1939 or earlier. Among the six counties on this site, only Essex County has a larger share of homes that old. The spread between our six towns is wide, though, which is why a county average tells you very little about one roof.

Passaic city sits at the old end: 58.4% of its homes were built in 1939 or earlier, and 75.4% before 1960. Wayne is the opposite, with 7.9% built that early and a median build year of 1967. Clifton and Little Falls fall in between. A house from the older group may be on its second or third roof, so a free inspection here means looking at what is under the shingles as well as the surface, and photographing what we find before we write the number.

Weather That Works on Passaic County Roofs

January lows average about 23 degrees and July highs about 85 at Caldwell Essex County Airport (NOAA normals, 1991 to 2020). The same station puts the typical last spring freeze around April 14 and the first fall freeze around October 28, so Passaic County roofs get a long freeze-and-thaw season. Harrison, the NOAA normals station with snowfall records nearest Clifton, shows about 28 inches of snow a year.

Water is its own story along the Passaic River. In 2011 Hurricane Irene sent the river to its biggest peak at the USGS Little Falls gauge since 1903, 20,800 cubic feet per second on August 30, and in 1999 Hurricane Floyd dropped 14.1 inches of rain on the Little Falls NOAA station in two days. Those storms are a reminder that a roof here has to shed a lot of water quickly, not only carry snow.

Woodland Park sits at an elevation of about 348 feet, on slopes that catch wind at an angle the flatter parts of the county do not see.
