The County

Bergen County at a Glance

Bergen County's seat is Hackensack. The 2020 census counted 955,732 people, which makes it the most populous county in New Jersey, spread over about 233 square miles of land. It has 70 municipalities: 56 boroughs, nine townships, three cities and two villages. It was recognized as a county in 1683.

The Hudson River forms the eastern boundary, and the sharp cliffs of the Palisades lift that edge above the water. The Hackensack River drains the east through the Meadowlands, the Saddle River drains the middle and the Ramapo River drains the west, while the Passaic River forms part of the southwestern border. The middle of the county is largely river valley, the northwest is hilly, and the Ramapo Mountains are shared with New York.

We serve eight Bergen County towns: Fair Lawn, Paramus, Garfield, Lyndhurst, Wyckoff, Wallington, Carlstadt and Oakland. That is a small slice of 70 municipalities, so if yours is not listed, call and ask.

Bergen County Houses: Mill Towns and Postwar Suburbs

The American Community Survey (2020 to 2024 five-year estimates) gives Bergen County a median build year of 1960, and 19.3% of its homes date from 1939 or earlier. Inside our eight towns the range is bigger than the county average suggests.

Lyndhurst (30.5%), Garfield (29.9%) and Carlstadt (28.1%) carry the most pre-1940 houses of the eight. Garfield has been a mill town since 1873 and runs heavily two-family, so flashing and valleys are usually the first things to go. Fair Lawn tells a different story: only 18.5% of its homes are that old, but 73.1% were built before 1960, the highest share of the eight, because whole streets of capes and ranches went up at the same time. Paramus (5.5% from 1939 or earlier) and Oakland (7.3%) have the fewest pre-1940 houses of the eight; in Paramus that means postwar ranches and split-levels between Routes 4 and 17.

Bergen County Weather: Lowland Freezes and Highland Freezes

Down in the Hackensack valley, Teterboro Airport (NOAA normals, 1991 to 2020) shows January lows averaging about 26 degrees, July highs about 87, a typical last spring freeze around April 3 and a first fall freeze around November 4. New Milford averages about 47 inches of rain a year (NOAA normals, 1991 to 2020), and Harrison, the NOAA normals station with snowfall records nearest Paramus, shows about 28 inches of snow.

Oakland is up in the highlands, and the numbers show it. Charlotteburg Reservoir (NOAA normals, 1991 to 2020) puts the typical last spring freeze around April 25 and the first fall freeze around October 17. Counting those dates, that is about 175 days between the last spring freeze and the first fall freeze at Charlotteburg against about 215 at Teterboro, roughly 40 fewer, so the cold season runs longer in Oakland than in the lowland towns.
